Owning Land In
Bali
Most land plots in Bali are offered with freehold ownership titles. At the moment, freehold land can only be held by Indonesian citizens; foreigners are not permitted to buy land in Bali with this domestic title.
Foreign buyers may acquire land through leasehold rights or the right to use land for a predetermined period of years. Another option for property ownership is setting up a foreign investment company. Monavestor can help you understand the safest structure for your situation.
Leasing Land In
Bali
Land leasing, or the right to use land for a period of 20–30 years, is a popular and affordable method for foreigners acquiring land in Bali.
It is one of the safest ways to secure land without buying under your own name. Rules and regulations allow foreigners to lease land without needing a local nominee. For many international buyers, leasehold is a straightforward way to acquire land in Bali.
Land Acquisition
Process
Monavestor works with local brokers, landlords and agencies across Bali to help identify suitable land opportunities for lease or purchase.

Bali Land Prices
Bali’s property market has been growing exponentially for the past decade. Demand is increasing due to year-to-year dramatic increase in tourism and development of the island. Due to this heavy demand and high volume of transaction property prices increased by average 20% in most location, and up to 40% in more popular regions like Canggu, Seseh and Bukit.
Despite this increased demand and prices, investors are still jumping at the opportunity to acquire property in Bali due to great return of investment and demand for luxury accommodation. Also you should take in account that 80% of land in Bali is overpriced, so you will need a lot of patience to find the right block.
What can you expect to pay for a leasehold land property in Bali (2024 September):
In some less popular areas a leasehold land can be acquired for around US 9,000-$13,000 for 100 square meters of land. Leasehold period 25 years.
In more popular areas like Canggu, Seseh and Bukit your can expect to pay from US$15,000 to US$20,000 per hundred square meters. Leasehold period 25 years.
The closed you get to the beach, the prices increase drastically up to US$25,000-35,000 per hundred square meters for a 25 yer leasehold period.
